  • 1Walk through the home with you to make suggestions that prepare your home for a faster sale and more money. This will be done by me or by my assistant.
  • 2Submit your listing to the Multiple Listing Service (MLS), to receive maximum saleability by all REALTOR® members in Edmonton and area.
  • 3Submit high-quality, professional photographs of your property to the Multiple Listing Service for publishing on realtor.ca.
  • 4Ensure keys are available to licensed REALTORS® members who may be interested in viewing the property for prospective clients, and for showing the property to prospective clients.
  • 5Suggest and advise as to positive changes that can be made to the property to maximize marketability.
  • 6Keep you updated as to any changes in the market, both in prices as well as changes in the money markets, and their potential impact on the sale of your property.
  • 7My assistant will contact you after each showing with a report. Under my direction, she will provide you with a weekly written report of all showings.
  • 8Ensure that your home is advertised in both print media and on various real estate web sites, to maximize exposure to potential buyers.
  • 9Ensure exposure through a professional RE/MAX sign(s).
  • 10Pre-qualify all prospective buyers whenever possible.
  • 11Professionally represent you upon presentation of contracts by the cooperating real estate agents. Assist in negotiating the highest price and best terms for you.
  • 12Inspect vacant property for security and condition on a regular basis.
  • 13Check with the Land Titles Office of the Alberta government to obtain a copy of, and personally review your Certificate of Title on your home.
  • 14Make sure property is available for showings at all possible times.
  • 15Work with Canadian and international relocation networks for exposure of transferees who may be interested in your home.
  • 16Communicate with you regularly as to our progress in marketing your home.
  • 17Promote your property to brokers of other real estate companies by phone calls, personal meetings, etc.
  • 18Work toward putting offers together in writing and submit all offers to you.
  • 19Prepare a professional feature brochure of your property, including full colour photography, which will help give you the “winning edge” in marketing your home.
  • 20Incorporate other marketing methods unique to your property.
  • 21Help arrange financing for prospective purchasers.
