Perfect Buyer for Every Home
A condo had been on the market for almost two years (with another realtor), and did not sell. The sellers were very frustrated because the condo was vacant, and they had to pay condo fees of over $800.00 per month during the two years of marketing, plus property taxes to the City of Edmonton. They really needed a sale badly and were very unhappy with the huge costs they were incurring.
They finally called me and asked me to sell the condo. I assured the seller that there is a perfect buyer for their property and encouraged them to agree with me that the perfect buyer shows up. After some time of marketing, the perfect buyer indeed did show up and purchased the property. The buyer was very happy and said that the condo was perfect for their needs, and exactly what they were looking for.
I really believe that: there is a perfect buyer for every property!
Condo Sold in 15 days!
Every home sold has a special human story behind it, which is why I love being a realtor. This beautiful human story is about a seller that wanted to get back home to his wife, in his home country, Hungary (his wife had moved to Hungary from Edmonton some time ago).
When I met him he had already had his condo on the market with another realtor for one year and 4 months (524 days). During those long 524 days he had never seen an offer. I suggested a minor price reduction, some painting and most importantly: a radically different marketing strategy. After having been on the market for 524 days without an offer, I sold his condo in 15 days! He insisted that someday I have to visit him and his wife in Hungary!

Home Sells after 9 Failed Listings
This is a photo of my seller and I standing next to a sold sign on the property I sold for him. The seller is a busy businessman who had his home on the market 9 times by another realtor, but every time the listing expired. The home was on the market for a total of 658 days – almost 2 years. The seller was extremely frustrated as to why his home was not selling.
He finally called me.
When I came along I noticed that the problem was not so much the house; instead it was the tenant who intentionally made the home look terrible whenever there was a showing for a buyer or a realtor. The tenant did not want the home to sell and was preventing a sale. I advised the seller to have the tenant leave, and gave him some other suggestions in terms of clean up and minor painting.
Good news: I Sold in 30 days after being on the market with another realtor for 658 days!
