Marketing Plan

OBJECTlVES
  1. To sell your home for the most money,
  2. To sell your home in the quickest time,
  3. To sell your home with the fewest problems.
MY 25-POINT SUCCESS PLAN FOR MARKETING YOUR HOME
  1. Walk through the home with you to make suggestions that prepare your home for a faster sale and more money. I will do this personally or by my assistant under my directions.

  2. Submit your listing to the Multiple Listing Service (MLS), to receive maximum saleability by all member REALTOR® in Edmonton and area.

  3. Submit high-quality photographs of your property to the Multiple Listing Service for publishing on realtor.ca.

  4. Make your listing immediately available to our office RE/MAX sales staff via our office "hot page" system for their potential buyers.

  5. Promote your listing with a one-page hi-lite sheet delivered to each REALTOR® in our RE/MAX office.

  6. Ensure keys are available to licensed member REALTORS® who may be interested in viewing the property for prospective clients, and for showing the property to prospective clients.

  7. Suggest and advise as to positive changes that can be made to the property to maximize marketability.

  8. Keep you updated as to any changes in the market, both in prices as well as changes in the money markets, and their potential impact on the sale of your property.

  9. My assistant will call you after each showing with a report. Under my direction, she will provide you with a weekly written report of all showings.

  10. Create and place newspaper advertising (with a photograph of your home) of your property. The advertising will appear on a regular basis. We will send you a copy of the advertising each time it is published.

  11. Ensure exposure through a professional RE/MAX sign(s).

  12. Pre-qualify all prospective buyers whenever possible.

  13. Professionally represent you upon presentation of contracts by the cooperating real estate agents. Assist in negotiating the highest price and best terms for you.

  14. Inspect vacant property for security and condition on a regular basis.

  15. Check with the Land Titles Office of the Alberta government to obtain a copy of, and personally review your Certificate of Title on your home.

  16. Distribute a "JUST LISTED" flyer to homes in your postal walk (about 400 homes). This custom-made flyer will feature a photograph and the important features of your home. It will be an excellent promotion of your property.

  17. Make sure property is available for showings at all possible times.

  18. Work with Canadian and international relocation networks for exposure of transferees who may be interested in your home.

  19. Communicate with you regularly as to our progress in marketing your home.

  20. Promote your property to brokers of other real estate companies by phone calls, personal meetings, etc.

  21. Work toward putting offers together in writing and submit all offers to you.

  22. Prepare a professional feature brochure of your property, including full colour photography, which will help give you the "winning edge" in marketing your home.

  23. Incorporate other marketing methods unique to your property.

  24. Help arrange financing for prospective purchasers.

  25. Place your home on my web site, giving your home a full one page coverage including a pictorial slideshow and a detailed written presentation of your home.
