YOUR HOME
- Walk through the home with you to make
suggestions that prepare your home for a faster sale and more
money. I will do this personally or by my assistant under
my directions.
- Submit your listing to the Multiple Listing Service, to receive maximum saleability by all member realtor in Edmonton and area.
- Submit high-quality photographs of your property to the Multiple Listing Service for publishing on mls.ca.
- Make your listing available to our office Re/Max
sales staff for their potential buyers.
- Ensure keys are available to licensed member
realtor who may be interested in viewing the property for prospective
clients. Advance notice will be given whenever possible.
- Suggest and advise as to positive changes that
you may want to make to your property to maximize marketability.
- Keep you updated as to any changes in the market,
both in prices as well as changes in the money markets, and
their potential effects on the sale of your property.
- My personal assistant will call you
after each showing with a report. Under my direction she will
provide you with a weekly written report of all showings.
- Create and place newspaper advertising of your property.
- Ensure exposure through a professional Re/Max sign.
- Pre-qualify all prospective buyers whenever
possible.
- Professionally represent you upon presentation
of contracts by the cooperating brokers. Assist in negotiating
the highest price and best terms for you.
- Promote your listing at weekly Re/Max sales meetings.
- Inspect vacant property for security and condition.
- Check with the Land Titles Office of the provincial
government to obtain a copy of and personally review your Certificate
of Title on your home.
- Distribute a "JUST LISTED" flyer to
every home in your postal walk (about 400 homes). This custom
made flyer will feature a photograph and the important features
of your home and will be a tremendous promotion of your property.
- Make sure property is available for showings
at all possible times.
- Work with international relocation networks
for exposure of transferees who may be interested in your home.
- Communicate with you regularly as to our progress
in marketing your home.
- Promote your property to brokers of other real
estate companies by phone calls, personal meetings, etc.
- Work toward putting offers together in writing
and submit all offers to you.
- Prepare a professional feature brochure of your property, including full colour photography, which will help give you the "winning edge" in marketing your home.
- Incorporate other marketing methods unique to
your property.
- Help arrange financing for prospective purchasers.
- Place your home on my Internet site,
giving your home a full one page coverage including a colour
picture of your home, details of home such as number of rooms,
etc.
